It is beneficial for you to become involved with your builder early in the building process.  Many of the services and ideas that Clark can offer you are only helpful if implemented in the beginning of the process.  Even lot selection can make a big difference in many aspects of the construction process.  Many people select their builder too late only to find that the lot they have chosen or the plans they have drawn are over budget-- or amazingly unsuited to their needs.  The Design Build process can save you time, money and heart ache.

Choose Your Builder First

Of all the professionals on your Design Build Team the person you will spend by far the most time and money with, is your builder. It is important to select a builder who is not only well qualified to do the job, but also one you feel, you can establish a comfortable relationship with.  A builder who is well known, well established, and highly recommended.  And most importantly a builder who will personally spend that time with you.

Establish a Complete Budget

The most common complaint that home owners have about their building experience, is to have their custom home over budget. Unplanned for expenses and unexpected change orders cause more contention between owners and builders than any other one item. It is absolutely imperative to begin with a well planned budget. One that not only meets all of the owners needs and desires, but also is affordable, realistic and obtainable. Before any money is spent or any contracts signed the budget needs to be established and verified that it is obtainable. Clark will provide you with all of the pricing information for all of the products, services and design features, you need to establish your budget. To simply guess at how much per square foot a given home will cost, without first establishing a comprehensive list of all of the features and products that you desire in your home, is a common mistake.

Purchase Your Home Site

Your complete budget will include an allowance for the building lot. Building lots can look very inviting when one stands and looks at the view. Hidden from your view can be all kinds of expenses to bring the property to the point where construction begins. Clark Spilker can point out and detail all of the advantages and pitfalls of any building lot in the St George area. Will the type and size of home you have chosen fit well on a given lot? Will there be any extra expenses to bring the lot into a build able condition? Is the subdivision suitable for the size and style of the home you would like to build?  Are there any soils conditions or excavation problems to consider?  Is the purchase price at market value? And will the location bring returns? This and other helpful information can save you a lot of time, money and heart ache.

Design Your New Custom Home

The more time and thoughtful consideration that is given and spent during the design process, the more comfortable and pleasing the construction process. Clark will give you plenty of time to carefully consider every product and system that will be incorporated into the design of your new custom home. Clark will ask you to visit some of his homes, spend time browsing through magazines and reading about new designs and products. He will encourage you to take pictures of anything that catches your eye. Clark will then personally design your custom home as you desire, using the latest in three dimensional design cad systems.  He will also help you decide on an interior decorator to round out the Design Build Team.  A structural and soils engineer will be available for consultation as well.  You will be asked to thoughtfully consider all of the recommendations and ideas of each professional on your design team.  As you do, the Design Build Process will give you the ability to timely implement their ideas and recommendations into the drawings, at your pace.  All the while considering the cost of their recommendations before they are incorporated into the drawings.

The end result is a set of construction drawings that you are very familiar and comfortable with.  Drawings that are within your budget.  Drawings that have incorporated all of the design features and products that you desire and need.

Obtain Final Construction Financing and Expenses

When the final plans are complete Clark will obtain from all of the various suppliers and subcontractors a labor and materials proposal.  You will be given the opportunity to choose between the various suppliers and craftsmen, balancing quality with expense.  Clark will then help you obtain a good faith estimate from the lending institution of your choice.  After which Clark will include all of the professional expenses and financing fees into a turn key cost breakdown. This final bottom line figure will include every thing you need to enjoy your new home.  You will then be ready to enter into a construction contract that will completely spell out all of the products and services you desire to be included in your new home.

Begin Construction

With a comprehensive owners manual and Clark Spilker personally at your side, every phase of the construction of your home will be carefully completed. All of the decisions that you need to make will be outlined on a time line. You will be given plenty of time to make all of the decisions you need to make, so that the work is not delayed and is finished as you desire. Your design build team will be at the ready during the entire construction process to ensure your custom home is completed in a pleasing way, on time and on budget. And most importantly as you desire.
